What items are covered by Select Home Warranty plans?
There are three different options from Select Home Warranty that cater to different homeowners’ needs. They have a plan that covers major home systems such as heating and electrical and another for common household appliances such as stove, refrigerator, and dishwasher. For homeowners who want warranty coverage for both their home systems and appliances, Select Home Warranty also has a comprehensive plan which covers systems and appliances and a few other items such as a garage door opener and ceiling fans.
What items are not covered by Select Home Warranty plans?
A warranty contract from Select Home Warranty will not cover damage to structural or foundational elements of the house or damage to belongings that are not listed in the warranty plan. In essence, home warranty plans are made to cover the breakdown of home systems and appliances.
How much is a warranty plan from Select Home Warranty?
Select Home Warranty offers three different plans that homeowners can choose from. They have a plan for home systems and a plan for home appliances which both cost $52 a month. Customers can also choose annual payments which gives them two additional months of coverage for free. The service fee for repairs ranges from $60 – $75.
Are roof leaks covered by Select Home Warranty plans?
Select Home Warranty does offer coverage for limited roof leaks as an optional item. However, this option is only available for single-family houses and comes with several exclusions about the roof material that they can repair. These include:
- Metal roofs
- Shingles
- Tiles
- Cracked and/or missing material
- Tar and gravel
- Patios
- Flat or built-up roofs
- Downspouts
- Gutters
- Structural leaks
- Attic vents
- Chimney components
- Satellite components and antennae
- Flashing
- Skylights

Does the warranty plan cover water damage?
Water damage is not included in items covered by Select Home Warranty plans. They only cover plumbing repairs.
Does the warranty plan cover insects and termites?
No, insect, termite, and other pest damage are not covered by a Select Home Warranty plan. Pest control is mostly considered part of home maintenance and is not included in the majority of home warranty plans available.
Does the warranty plan cover theft?
No. Theft is not covered in Select Home Warranty plans.
Does the warranty plan cover tree damage?
Tree damage is not included in Select Home Warranty coverage. For damages made to structural elements of the house, you can look into home insurance or renter’s insurance policy.
How long should I wait for a technician after making a claim?
A technician from their network of contactors should show up within 48 hours. If you submit a claim on a holiday or a weekend, it may take up to four days. If you are dealing with an emergency, Select Home Warranty will advise you to take all necessary measures to keep yourself even if it involves leaving the house temporarily.
